Use clipper tool to cut a square out of your brush. Alt+Enter to cut the brush on all four sides of the window, then delete the brush in the middle.

Just the texture for now...
I used mtl_cean_window_brown_1 but when you looke to the spot where the brush was touching the frame u could see trough the frame and every brush behind the frame... Simply put - you could see the sky.
Like this...
I forgot to put in the lights

Make the entire brush out of the texture "nodraw" then select each individual side of the main window (the glass sides) and texture them as the window.

Start again.
1. Make Big Wall
2. Cut Big wall to make a window
3. Select the window
4. Change texture to 'NODRAW' (is a tool texture)
5. Now individually select the sides of the window
6. Change texture to what you need
